I've Rent My First Shop

This is the first shop I've ever successfully rented out, i said successfully because the last time this year in February i was almost one signature away from renting it out too then suddenly shit happens and when shit happens i end up losing for no reason.

But anyway, lightning strike the same place twice apparently and again i was so close to renting it out till the owner went nuts and want his shop back for his own use so i was frustrated and remembered that there's another one available just around the block. Everything was done today, it was fast and easy and i made 1500 in a day.

Finally this place is rented out since it's been about 6 month since i rented out the other apartment in my blog which is actually the front of this building, same floor and all. Credit goes to my dad since he found the customer first.

To be honest with the condition of the house i thought it would never be sold off or rent off in anyway despite the house is really in a old condition..and old fashioned too.

Surprisingly along came this Indian girl who sounds very nice on the phone and all wants to rent it..hmm. Everything was very smooth and easy afterwards like a walk in the park. Customer was nice and owner was nice, the 2 perfect combination in the science of property world.

I've Sold My 7th House

This is by fat the cheapest house i've ever sold and the nearest too at the same time..the owner of the house was a friend of my mum and i didn't knew it until i met her, small world huh.

Still, it was quite a challenging house to sell mainly because the house is tall but skinny with only 2 rooms rather than 3 like normal.. but for the price of only 78k, it's reasonable..

And reasonable it is when this rich customer bought the house with cash for crying out loud, guess we were all at the right place with right time along with the right customer. Perfect combination to the mix.

The house was a God's gift from heaven..beautiful and big and i was chosen to help rent it out, truly grateful I am..there's nothing much to say about the house background story except it all happened so quickly, within a month of holding it on someone want it which I'm not surprised at all if a house looks this good.

I rent out this house in early August and a week later after calling the owner for the first time, my first co-broke ever with my colleague.

He has the customer but i found the house and together we collide to 450 per month, pretty cheap for a double story terrance house

I've Sold My Sixth House

This house was considered sold in April..yes that long ago but..problems keep occurring until finally currently it's done..

First off, this house was sold to the very first customer who saw the house, so hands down this is the fastest selling house in my career so far.

Then first problem was the loan, the customer loan is approved but wasn't as high as he expected so switch from one bank to another till finally he use the owner's bank..this wasted 2 month..

Third problem is that customer will not sign agreement till damage to the house is done, owner finally completed the house for me..wasted another month..

So in conclusion, customers are a bitch..

I've Sold My Fifth House

I've sold my first house for this month, it was a easy ride actually..here's the scoop behind the scene on how i got the house, easy breezy.

First off if you read one of the older post regarding me having to do promotion and having the strength or the time to have houses, luckily for me, as it was meant to be for me to sell off this house..

So one day i was driving around my place here looking for houses when suddenly the phone rang and the owner called me saying he wants me to help me sell off the house, due to the fact he saw my signboard just 2 houses away from his so he rang me up, lucky me eh..

So as usual i went to find some customers for him and easy enough the first customer i shown to will eventually be the customer that will buy the house, again..lucky me eh..so anyway, the whole process for the house loan and agreement thing was done really quickly and here i am..with another tale of property selling story to tell you.

I've Sold My Fourth House

I was only able to post about this now because i didn't receive my commission yet back then when i sold it at February..yes, this is a 3 month delayed commission.

First of all i want to point out that this is by far the best house i've sold for 2 reason, one because is paid really highly..not to brag but my commission is about 10k plus and another reason is because the house is actually stunningly beautiful in the inside, no pictures though..

Anyway, long crap short, i was overwhelmingly delightful when the owner finally paid me, the moment when i held that cheque on my hand and the figure i saw..5 digit numbers..overwhelming experience. I've never been paid that much before in my life and probably will never again, maybe close to it but i doubt any cheque will surpass this one..

So i wish the family who bought the house happy always and forever, without them there is no cheque for me too..

This house came to me and not the other way around, the owners were nice enough to let me handle it for them.. the house is pretty badly damaged inside due to break in which is very common in it's place..

Anyway, long story short, only just after a week of advertising, someone decided to rent it out for 700 per month and here i am with a thousand dollar in my pocket.

I've Rent My First Apartment

This time is a change of pace as i rent out my first apartment. Initially i thought this place will never get rent out as it looks like a big messy toilet, shit needed some plumbing metaphorically speaking..but God prove me wrong..

The first time i ever show it to a customer, they were upset, thinking that we agents are technician or plumber or carpenter, asking us how come we didn't do the place back for them. Dumb bitches never thought that if we do it whose gonna be paying for it right? Anyway, upset and all i thought this place will be a waste of time..again God prove me wrong..

So this second customer calls and wanted to stay, i told how shitful it looks from inside yet to my surprise the customer came back to me again..and surprisingly they still want to rent it out, i was pleased..it was an easy 650 i've ever made..

P.s the apartment i'm talking about is the one with the blue sticker..

I've Sold My Third House

I've finally sold this house..I said finally because this house holds the title for most customers caller ever in the history of my property agent career, and will probably remain on top for a long long time..the total amount of 57 customers before it was officially sold..

56 calls only, didn't managed to get them in the house but number Mr.57 was a special guy, kinda knew he was special when we first met so eventually he bought it for the price of 265k, a very reasonable price i must say..for a single story bungalow for crying out loud.

And then i was thinking that nobody would have a fucking nerve to buy it for that kind of price, yet fate and life has once again prove me wrong. For having 5 deals that was supposed to happen in Febrauary, it's nice to finally see some light shining down on me instead rather than someone else, i work hard you know..

I've Sold My Second House

I sold my second house in the first month of 2011, congrats me a bit..thank you thank you..feels pretty good if i can sell off at least one house every month, it's better than not being able to sell off anything at all right..

Anyway, the stroy behind this house was..At first hand, the owner initially didn't wanted me to help her sell it off but then i think after a month later, i call her again regarding her house because i told her i have a buyer which was my father's friend..she gave me the green light to go ahead with it..

The original price was 120k..then the customer bargain for 110k and she was cool with it so we proceed to meeting her at her place. The customer was fast and serious minded, so pretty much i think it's the fastest record for house checking ever..2 minute of looking around and done..

The saddest part of it was that the customer wants 1% of my commission..i don't know why but it seems that he's been doing it ever since with my father, i can't believe he let this slide..I mean he bought it and he wants 1% of his money back..from me some more..I was actually upset about it because i wanted to open file for my company, meaning closing case to show that i do work and not going around banging chicks..but what can i do? sigh..

P.S..ignore the brid shit stain on the center of the picture, that stain is on the car window actually..so..

I've Sold My First House

I've sold my first house[pic]..this was my first potential motherfucking house and i thought this will be the last house i'll ever fucking sell off, fortunately it become the first house i sell off..so motherfucking fucking motherfucker fucker happy..

The house is really nice in the inside..everything is clean and neat, semi- furnished with air cond in every room, plus the neighborhood is really fucking nice too, too bad i only have one picture..Anyway, i was fucking surprised the vendor let me do his fucking house, given that he wanted to sell it around 220k to 230k, i thought it was motherfucking impossible, but impossible failed me and gave me my first fucking motherfucking check..

So yesterday i've already bought an Indian buyer, he seems motherfucking really interested and i thought he might be the one, see what agents do here, guessing who and whose not the one, it's like we're playing love game..he buy it..he buy it not..he buy it..he fucking buys it not..Anyway, then today i bought another group of people to see the another house actually..it's under my father..then after seeing that i just thought of bringing them to see the house above..and to my surprise, they actually fucking fucker bought it..

But because the vendor couldn't lower his price anymore, he's willing to sell it at 215k if my commission cut in half, I on one hand have no choice but he has the right and at the same time, this is between the vendor and the buyer so..i so fucking sacrificed myself, did theyfucking sacrifice myself for my commission..no..motherfucker..so instead of 2% of the check, now only 1%..whine

So ya..the rest is basically history, now doing the whole tenancy agreement thingy that i'm very blurred at..After that's done, check please..

Sorry about the swearing though, probably my most vulgar post ever..i'm just so excited..okay i promised i won't curse again, fucking ok? i mean..ok ok..i won't curse again..ciao bitches..aww man..
